PROJECTS IN TAN PHU DISTRICT

Projects on Tan Binh Industrial zone residental areas, Thoai Ngoc Hau - Hoa Binh- To Hieu Complex, Luy Ban Bich - Au Co- Tan Thanh complex areas, and other residental and trading areas of Tan Phu district.

 

Project 1: Thoai Ngoc Hau- Hoa Binh –To Hieu Complex

-Location: Hiep Tan Ward, Tan Phu Dist.

-Objective: to improve economic, cultural, social development of the area

-Project scale: + Investment capital: VND 4,800billion

+ Total land area: 17.2 ha

+ Estimated number of inhabitants: 28,200

-Functional sections:

+ Apartment, commercial area, hospital, school, culture and information center, residential area

+ Internal roads, greenery and public area

-Construction standard:

+ Construction rate: 33%

+ level of construction: 18 floors with basements

+ Height of construction: maximum 60m

-Current condition:

+ Master plan 1/500,

+ Existing large factories, a few houses and unoccupied land area

+ Technical infrastructure: available

-Form of investment: bidding or BT, BOT or BTO

 

Project 2: Luy Ban Bich- Au Co –Tan Thanh Complex Area

-Location: Tan Thanh ward, Tan Phu Dist.

-Objective: to improve economic, cultural, social development of the area

-Project scale: + Investment capital: VND 6,500billion

+ Total land area: 22.28ha

+ Estimated number of inhabitants: 24,300

-Functional sections:

+ Commercial center, supermarket, offices, high-rise apartment building, residential area…

+ Internal roads, greenery and public area

-Construction standard:

+ construction rate: under 40%

+ level of construction: 15 floors (not basements included)

+ height of construction: maximum 53m

-Current condition:

+ master plan 1/500,

+ existing large factories, storages and residential houses

+ Technical infrastructure: available

-Form of investment: bidding or BT, BOT or BTO

                                                           

Project 3: Office building for lease, apartment, and serviced department store

-Location: Phu Tho Hoa Ward, Tan Phu District

-Scale of project: 1.3 hectare.

-Current condition: Technical traffic Vocational School 3 (Transport School 3). Contiguous zones: Its East and South-East are adjacent to Van Cao Street, the south is adjacent to Phu Tho Hoa Street, the west is adjacent to residential area and the existing alleys; the north and northeast are adjacent to Le Thuc Hoach street. Land under planning education land (according QHCT 1 / 2000 Phu Tho Hoa Ward in Decision date 31/12/2008 3958/of Peo- ple’s Committee of Tan Phu district)

 

Project 4: Apartment and Outlet Mall

-Location: Tan Thoi Hoa Ward, Tan Phu District

-Scale of project: 9-hectare

-Current condition: not yet determined the specific boundaries. Planning under mixed land (according QHCT 1 /

2000 in Tan Thoi Hoa Ward Decision date 31/12/2008 3963/QD- District Tan Phu People’s Committee). Setting up project investors: the People’s Committee of Tan Phu district.

 

Project 5: Trading center, condominium in Tan Phu District

Location: Tay Thanh Ward, Tan Phu District

Area: 8.96 ha

Objective: Status: agricultural land of citizens (vacant land); among 3rd and 4th graded houses (downgrading sta- tus); without degraded infrastructure, almost not having a Certificate of Land Use. The land is now under Tan Binh Industrial Zone.

                                                    

Project 6: Tay Thanh Business and Service complex area

Location: Tay Thanh Ward, Tan Phu District

Area: 28.4 ha

Objective: Giving the conditions for of economic, cultural, social development etc. of the regions.

Investment capital: VND 6,600 billion

Additional information: Status: plan available (1/2000, 1/500?): Legal documents: not finished, approved  plans ratio 1/2000. Population: 20,000 people. Location: Truong Chinh (border length: 60m), Tay Thanh (border length

32m). Infrastructure: Electricity, water and telephone, transportation.

 

Project 7: Residential area of Tan Binh Industrial Zone

Location: Tay Thanh Ward, Tan Phu District

Area: 8.96 ha

Objective: Giving the conditions for of economic, cultural, social development etc. of the regions.

Investment capital: VND 2,250 billion

Additional information: Status: plan available (1/2000, 1/500) The People’s Committee of Tan Phu District has ac- cepted  the Detailed plan of urban building ratio 1/500 at Decision No. 3325/QĐ-UBND dated 25/11/2008. Location of the land: border with Tay Thanh (32m), Le Trong Tan

 

Project 8: Residential Area – Trading – Services Center

Location: Tan Thoi Hoa Ward, Tan Phu Dist.

Total investment area: 9 ha

Objective: develop economic, cultural conditions for the area

Project Developer: People’s Committee of Tan Phu District

Construction division: 17 floors including 2 underground floors, 5 floors for exhibition and 10 floors for building offices for lease
