Project 1- Internet City No.2
Project objectives:
Developing a global-connected Internet City with the following functions:
-Smart office building for IT software and digital content companies; hi-tech service providers; investment related service providers in: finance, quality assessment, clinic, commercial and enter tainment center (hi-tech museum), investment consultancy, foreign trade transport and freight forwarding agencies, etc.
-Offices for investment projects in R&D and training sectors
-Exhibition center, international convention complex
-Short-term accommodation for SHTP visitors and experts
-An architectural Icon right at the main entrance of the Park and of the City’s North Eastern Gate way and the dynamic economic triangle: Ho Chi Minh City- Dong Nai – Ba Ria Vung Tau

Area: 12.012 hectares (approximately 1,292,961 square feet)

Zoning: The 1/2000 zoning plan has been approved by the People’s Committee of Ho Chi Minh City
Infrastructure:
• Land: has been cleared and leveled
• Power:
- Ground and underground medium voltage network – two 15/22 KV – 63 MVA x 2 switch –
gear substations;
- Stable power supply with 2 independent national power sources from North and East of Thu Duc.
- SHTP is going to build a 24/7 turbine-gas power plant to provide redundancy back up source in the event of power shortage or disturbance
• Water:
- From the City’s water supply system through Thu Duc and Binh An water plants.
- 9,500 – 24,300 m3/day supply capacity with on site high pressure pump stations
• Telecommunications:
- The broadband MAN (Metropolitan Area Network) in the model of “one network – multiple services”.
- Wired and wireless data transmission.
- Interoperability between the national and international networks.
- Bandwidth supports high-speed Internet access: ISDN, xDSL, FE/GE 100M/1000M, WLAN 11/22Mbps
• Waste water treatment:
Waste water treatment plant in operation with the capacity of 5,000 m3/day, expandable to
20,000 m3/day, using US technology
• Traffic:
At the main entrance of Saigon Hi–Tech Park, conveniently accessed by car, bus, metro …from Hanoi Highway (National highway No. 52) and D1 road (one of the two backbone roads in the Park).
Investment content:
1. Developing the 1/500 detailed zoning to be approved by SHTP Management Board
2. Developing, constructing, executing and managing the lease & operation of:
a. Smart building for lease
b. Commercial service center: international-standard exhibition and conference center; financial and banking services; post office and telecommunications services; technology exchange and transfer center; shopping center; entertainment and sport center; mini sci ence and technology museum; healthcare center,…
c. Guest house: providing short-term accommodation together with restaurant and other accompanying services.
d. Internal traffic system, green space, parking area, …
Total floor for business area is estimated at 500,000 m2
Propose land rental: USD5 /m2/year
Investment incentives:
1. Corporate Income Tax (CIT) exemption and reduction in 15 years, in which: CIT of 0% for the first
04 years (from the first profit-making year), followed by 09 years of 5% and 02 years of 10%
2. VAT & Import Duty exemption for:
-Equipment and machinery imported to form fixed asset of the project and spare parts attached thereto
-Construction materials that are not produced locally imported to form fix asset
-Materials and other supplies, specific means of transport with more than 24 seats belongs to the technology line of the project
-Equipment and machinery imported for R&D activities
Investment conditions
1. Deposit USD 1,000,000 as a security for implementing the project which will be refunded with interest after the project has been realized
2. Perform investment procedures as required by the Law (financial ability statement, business plan submission…)
Investment option 1
1. Investor is responsible for the project’s construction development as per approved 1/500 detail zoning on the total 12.012 hectares of land
2. Handing-over without any cost or fee an office building to the Management Board of SHTP to use as SHTP Management Office. The total using area required is 32,000 m2 including office area, infrastructure and green space.
3. Entitled to land rental exemption for 20 years (construction time exclusive)
Investment option 2
1. Investor is responsible for the project’s construction development as per approved 1/500 detail zoning on the total 10 hectares of land
2. Operating and doing business in 50 years, paying up total land rental within 2 years.
Others investment forms
100% foreign owned capital; PPP, BT, BOT or BTO investment by investors could be negotiable
