HOUSING AREA FOR EXPERTS (SHTP)

Develop the housing area with good public and accommodation services to supply an excel- lent living place for experts working in SHTP. Housing area will include condominium, apartment buildings and villas at 200 – 500 square meters/unit.

 

Project 4: Housing Area For Experts

Location: Lot H and S, Saigon Hi-tech Park, District 9.

Area: 62.2 hectare (includes the housing area and public services area)

Objective: Develop the housing area with good public and accommodation services to supply an excellent living place for experts working in SHTP. Housing area will include condominium, apartment buildings and villas at 200 – 500 square meters/unit.

Investment capital: The initial investment capital is estimated at approximately 135 billion VND for technical infrastructure and land leveling. The investment capital is exclusive of construction, M&E and land clearance.

Functional zone: Housing area for experts, SHTP’s phase 1 and phase 2 of development

Construction density: Housing area: 30%. Public services area: 35 %

Minimum height: 1 floor

Maximum height: Public services area: 9 floors (35m). Housing area: 16 floors (55m)

Land use coefficient: Public services area: 3. Housing area: 1.8

Green space ratio: 25 – 30 %

Incentives package: CIT of 10% for 15 years in which 4 years of 0% and 9 years of 5%;

-           VAT & Import duty exemption for :

Equipment and machinery imported for the formation of the fixed assets of the project and spare parts and components attached thereto;

Construction materials imported to build the fixed assets of the project that are not produced locally; 

Materials and supplies, specialized means of transport over 24 seats included in the technological pro- cess of the project

Zoning: The 1/5000 and 1/2000 zoning have been approved  by the HCMC People’s Committee

Land rental: $US 2 - $US 4/m2/year

Infrastructure:

+ Power supply:

Ground and underground medium voltage network – two 15/22 KV – 63 MVA x 2 switch – gear substa- tions; Stable power supply with 2 independent national power sources from North and East of Thu Duc. Besides, SHTP is going to build a 24/7 turbine-gas  power plant to provide a redundancy source in the event of power shortage or disturbance.

+ Water supply:

From the City’s water grid through Thu Duc and Binh An water plants.

9,500 – 24,300 m3/day supply capacity with high pressure pump stations.

+ Telecommunication:

The broadband MAN (Metropolitan Area Network) in the model of “one network – multiple services”; Wired and wireless data transmission; Interoperability between the national and international networks; Bandwidth supports high-speed Internet access: ISDN, xDSL, FE/GE 100M/1000M, WLAN 11/22Mbps.

+ Waste water treatment:  6 main drainage valleys with 6 local sewage stations; 2 waste water treat- ment plants with capacity of 5,000 m3/day, expandable to 20,000 m3/day

+ Traffic:

 SHTP management building: At the main entrance of Saigon Hi – Tech Park, easy to be accessed from Ha- noi Highway (National Highway No. 1A) and D1 road (the main road in the Park).

Housing area for experts: Surrounded  by D1 (SHTP backbone  road) and two District 9’s existing roads including Le Van Viet and La Xuan Oai.

Additional information: Land clearance is underway. Investor to whom the project is awarded will sup- port the Saigon Hi-Tech Park in the form of developing some of the Park’s key infrastructure items. Hous- ing is for lease only.
